A beautiful morning in Arizona @ 4am as I prepare for an interview with CBC Radio One ‘Daybreak’ in Montreal, Quebec, Canada. The temperature in AZ is 54F, with an expected high of 77F and unfortunately there are torrential rain storms with thunder and lighting in Montreal this morning. My friend and client, Donna, from Chateauguay, who volunteered to be interviewed this morning with me, drove through this weather to the CBC studio for the interview in person.

Albeit the weather and time difference, both Donna and I made it in plenty of time to join Mike on ‘Daybreak’. The intent of the interview was to share Donna’s personal experience, as a Canadian, and resident of Quebec, who is actively purchasing an investment property in Arizona, given all the wonderful real estate deals.
I shared that we have over 50,000 properties listed in our MLS system right now, which include Short sales and Foreclosures. We have approximately a 5 year inventory of properties, so there is no shortage of properties, nor will there be in the near future.
At this time, with the Canadian dollar as strong as it is, there’s no better time for Canadians to purchase property in Arizona, in fact, it would be fair to say that Canadians are the largest buying population in the state right now.
The property Donna purchased was valued at approximately $180,000, at one time, and was sold at close to the list price of approximately $50,000. What a terrific deal, for a townhouse condominium, fully remodeled, including ALL appliances. Can you imagine owning a property for under $50,000, where you can visit 12 months a year, and have beautiful weather? In Arizona, we are blessed with a state that offers 4 seasons, all within a 2 hour drive , including snow, which we had this past Saturday, on April 9th, in Flagstaff! No kidding !!
One might ask, ‘Why Arizona?’, especially for Eastern Canadians. It’s pretty simple…. the Miami, Lauderdale, Tampa thing is getting old; ‘been there, done that’ syndrome is setting in and CHANGE is welcome ! With beautiful weather year round, in Arizona, the very scenic Valley of the Sun is offering something new to the old scene. The entire valley is surrounded by beautiful mountains and the most beautiful desert in the world, the Sonoron Desert, which is simply breathtaking. For those with allergies and/or health related issues, many come to find our state with little, to no, humidity and very little rain.
In addition, although Arizona does not have the beautiful Florida beaches, we are a mere 360 miles away from San Diego where the beaches are glorious. Nothing more than a Montreal/Toronto drive ! We are also close to the Grand Canyon, (220 miles) Las Vegas (288 miles) Sedona (100 miles) and Flagstaff (136 miles). There is so much to see in this beautiful state.
There are a multitude of deals at this time, homes valued at $1MM +, selling for under $500K, and condo’s selling for under $50K. There’s no way one can go wrong investing in Arizona, although none of us have a crystal ball, but we know that one day the market will inevitably turn around, never to the inflated bubble we experienced in ’05 and ’06, but it will one day increase in value.
All that said, this is definitely an opportune time for Canadians to invest in the United States, with such a strong dollar, and the ability to enjoy the investment and watch it grow over the years. I welcome your calls and will be happy to answer any questions you may have.
